Real estate & investment lawyers in Spain

In Spain the buyer, not the agent or the developer, carries the risk of what is in the title. We act only for you: we verify what is being sold, negotiate the contracts and control completion.

Who this is for

  • Foreign buyers of homes in Spain
  • Property investors and funds
  • Non-resident owners
  • Buyers using a mortgage or a corporate structure

Independent representation

We are not connected to agencies or developers. Our only client is the buyer.

Due diligence before deposit

Title, charges, planning status, licences, community debts and tenancy situations are checked before money moves.

Contract control

Reservation, deposit and private purchase contracts decide who bears the risk. They are negotiated, not signed as offered.

Completion and after

Notary, registration, utilities, taxes coordination and the non-resident obligations that follow.

Frequently asked questions

Do I need a lawyer if the agency handles everything?
The agency is paid on the sale and the notary is not your adviser. Independent legal review is the only step in the process that exists to protect the buyer.
Can you act if I cannot travel to Spain?
Yes. With a properly drafted power of attorney we can complete a purchase on your behalf, including the NIE.
Do you advise on taxes?
We handle the legal transaction and coordinate the tax analysis with a specialist, rather than presenting ourselves as tax advisers.
